These Terms & Conditions govern your use of the PropXplor website and services. PropXplor is a buyer-side property advisory service and a venture of Pillai InfoTech LLP. By using our website, booking a consultation or taking up a membership, you accept these Terms. If you do not agree, please do not use our services.
PropXplor provides independent, buyer-side advisory for premium residential and commercial property across Navi Mumbai, Mumbai, Thane, Vasai-Virar, Pune and Bangalore. We are not a real-estate broker, agent or builder, and we do not sell property. We represent you, the buyer. Our role is to advise, research, curate options, prepare PropScore reports and support you through your purchase. The decision to buy any property is yours alone.
Our advisory service is offered through a paid membership priced at ₹4,499 for six (6) months, plus applicable GST. Membership typically includes a dedicated buyer-side advisor, access to member-only curated inventory, PropScore reports, guided and virtual site visits, negotiation support, and coordination of legal, home-loan and NRI/FEMA assistance through our partners.
Membership is valid for six months from the date of activation. It does not renew automatically; you may choose to renew at the end of the term at the rates then in effect. The exact scope of services may vary and will be confirmed at the time of onboarding.
Membership fees are payable in advance and are inclusive of the service described, exclusive of GST. As our advisory work begins promptly on activation, membership fees are generally non-refundable once services have commenced. Any refund or pro-rata adjustment is at PropXplor's discretion and will be assessed case by case. Specific refund terms applicable to your membership will be made available to you before payment.
Our membership gives you expert advisory and support — not a guaranteed outcome. We do not guarantee that you will purchase a property, that a particular property will be available, or that any property will appreciate in value or deliver a return on investment. All property decisions carry risk, and you should make your own assessment before committing.
Property details, prices, availability, plans and PropScore assessments we share are indicative and provided in good faith for your guidance. They are subject to change and must be independently verified against RERA records and developer documentation before you act on them. Prices and availability are set by developers and sellers, not by PropXplor.
Where you need home loans, legal or title verification, or FEMA and NRI compliance, we may introduce you to vetted partners. These services are provided by the respective third parties under their own terms. PropXplor facilitates the introduction but is not responsible for the services, advice or outcomes delivered by any third-party partner.
You agree to provide accurate, complete and up-to-date information about your requirements, finances and identity, and to keep it current. You are responsible for your own due diligence and final purchase decisions, and for using our services lawfully. Decisions you make based on our advice remain your own.
To the maximum extent permitted by law, PropXplor and Pillai InfoTech LLP will not be liable for any indirect, incidental or consequential loss, or for any loss arising from property decisions, market movements, developer conduct, or the acts of third-party partners. Our total liability in connection with our services shall not exceed the membership fee you have paid to us.
All content on this website, including the PropScore methodology and reports, text, branding, design and other materials, is the property of PropXplor / Pillai InfoTech LLP and is protected by applicable intellectual property laws. PropScore reports are provided for your personal use in connection with your membership and may not be reproduced, redistributed or used commercially without our written permission.
These Terms are governed by the laws of India. Any dispute arising out of or in connection with these Terms or our services shall be subject to the exclusive jurisdiction of the courts at Mumbai, Maharashtra, India.
We may update these Terms from time to time. The latest version will always be posted on this page with its effective date. Your continued use of our website or services after any change means you accept the revised Terms.
