PropXplor ("PropXplor", "we", "us" or "our") is a buyer-side property advisory service and a venture of Pillai InfoTech LLP. We help discerning resident and non-resident Indian (NRI) buyers acquire premium residential and commercial property across Navi Mumbai, Mumbai, Thane, Vasai-Virar, Pune and Bangalore. We represent the buyer.

This Privacy Policy explains what personal information we collect, why we collect it, how we use and protect it, and the rights you have over it. It applies to our website, consultations, PropScore reports and membership services. By using our services or sharing your information with us, you agree to the practices described here.

1. Information We Collect

We collect only the information we need to advise you well and deliver our services. This may include:

  • Your name and contact details — phone number, WhatsApp number and email address.
  • Your country of residence and NRI status, where relevant.
  • Your budget, financing intentions and property preferences (location, type, size, deal-breakers).
  • KYC and identity documentation required for a specific transaction (for example, where legal, loan or FEMA compliance demands it).
  • Records of your consultations, enquiries and communications with our advisors.
  • Website usage data such as pages visited, device and browser information, and approximate location, collected through cookies and analytics tools.

2. How We Use Your Information

We use your personal information to:

  • Provide buyer-side advisory and curate a property shortlist suited to your goals.
  • Arrange consultations, guided and virtual site visits.
  • Prepare PropScore reports and other research relevant to your decision.
  • Communicate with you about your enquiry, your membership and our services.
  • Process membership and billing, and maintain transaction records.
  • Improve our website, services and customer experience.
  • Comply with applicable legal, regulatory and tax obligations.

3. Lawful Basis & Your Consent

We process your personal data on the basis of your consent, the performance of our advisory and membership agreement with you, our legitimate interests in operating and improving our business, and our legal obligations. In line with India's Digital Personal Data Protection Act, 2023, we collect personal data for specified, lawful purposes and ask for your consent where the law requires it. You may withdraw your consent at any time, though this may limit our ability to provide certain services.

4. How We Share Information

We do not sell your personal information. We share it only where necessary to serve you, and only with parties bound to protect it:

  • Our own advisors and team members working on your requirement.
  • Vetted partners you choose to engage — for home loans, legal and title verification, and FEMA or NRI compliance.
  • Payment processors and billing providers, solely to collect membership fees securely.
  • Government, regulatory or law-enforcement authorities where required by law.

We share only the minimum information needed for each purpose, and we never sell or rent your data to third parties for marketing.

5. Cookies & Analytics

Our website uses cookies and similar technologies to keep the site working, remember your preferences and understand how it is used. We may use analytics services to measure traffic and improve the experience. You can control or disable cookies through your browser settings, though some features may not function correctly without them.

6. Data Retention

We keep your personal information only for as long as needed to provide our services, maintain our membership and transaction records, and meet legal, accounting and regulatory requirements. When information is no longer required, we delete it securely or anonymise it.

7. Your Rights

Subject to applicable law, including the Digital Personal Data Protection Act, 2023, you have the right to:

  • Access the personal information we hold about you.
  • Correct information that is inaccurate or out of date.
  • Request deletion of your information, where it is no longer required and there is no legal reason to retain it.
  • Withdraw consent and opt out of marketing communications at any time.

To exercise any of these rights, email us at [email protected]. We will respond within a reasonable time and may ask you to verify your identity first.

8. Security

We take reasonable technical and organisational measures to protect your personal information against unauthorised access, loss, misuse or disclosure. While no system can be guaranteed completely secure, we work to safeguard your data and to limit access to those who need it to serve you.

9. International Transfers (NRI Buyers)

Because we serve NRI buyers, your information may be collected from, or processed in, a country outside India. Where personal data is transferred across borders, we take steps to ensure it continues to be handled in line with this Policy and applicable law.

10. Contact Us
